Hello. I am leasing an office space without a real estate agent. What should I watch out for?

Hello- I am in Dallas (TX) and about to lease an office space in a building. I decided not to hire an agent, but lil worried I might get a bad deal. Any hints on what I should negotiate or ensure its written in my contract? Thanks!

    Get a commercial Realtor, the landlord will walk all over you without one.

    Wow, where do I begin? You really should reconsider using an agent. As the lessee you do not pay for the services of an agent. That is paid by the lessor. There are so many things to look out for, be careful and Good Luck!

    You need some real education if you are leasing commercial property without an agent. There are full leases and net leases; the kind of lease will determine what you pay. Some landlords have you pay every utility in the building along with taxes. If you are in a strip mall, you may divide the fees with other tenants. Some landlords will have a percentage lease where the renter pays a percentage on his/her sales. I can’t give you legal advice (I’m a real estate agent in 5 different states) but I do advise you to seek a real estate attorney to at least explain what you are signing.

    I try to specialize in residential because of the complexity of office space rentals. If I were going to lease commercial property, I would not do so without having an attorney review the paperwork first and I’ve been in real estate since 1989.
