How Much Are the Mortgage Fees?
Me and My partner are going through the process of buying our 1st house. How much roughly does everything cost? Solicitors, building surver etc. We’ve got £10,000 and thats including £8,000 as a 5% deposit. Do we need more?

Your soliicitors will take a cut, usually a precentage of the value but you can get quotes from some – do that cos there can be a difference!
A survey, as long as its a basic valuation costs up to £200, if its an older or unusal build then you will need a full survey which are dearer.
Arrangment fees are charged by your mortgage provider and added onto your loan amount.
You should be ok on your £2k as even on our last move where we sold and bought ours solicitors fees were £1800 and that was including a bridiging loan!
well depending on who you get your mortgage from depends on their charges. it should roughly cost around £350 survey £800 solicitors then theirs variuos other fees such as land registry,searches,credit checks and theirs all your furniture to buy

These will all be paid when you move in…10-12 weeks after you buy.
Upfront you will need to pay a survey fee.
A basic survey fee will be £300
A home buyers report, which is recommended if you are not buying a new property is £500.
Added to the loan are building society fees.
High lending charge £2,800 ish
Booking fee £600 ish, depending on product.
if you go to bristol and west you could avoid the hgh lending charge, as you could if you go to abbey and take their 95% 5% cashback deal.

Shop around for the best deal, some lenders will give you 95% mortgage. Abbey just recently raised thier “income” to 5 x income for lending. Northern Rock are quite good if you are stretched a bit with their “together” mortgage, you can raise funds for your mortgage as secured and also raise further funds as an unsecured loan at the same rate as your mortgage to top up for extras. Please shop around, it can be done. X
